Colosseum Retail Park (CRP), Enfield

CRP represents an exciting opportunity to take a low density ageing Retail Park and transform it into a thriving community with new employment offerings as well as well-designed homes to increase the supply of housing in Enfield.

The plans will create a vibrant new quarter for Enfield that provides up to 1,800 much needed high quality new homes for sale and for rent, a third of which are affordable for local people. This new neighbourhood will support itself providing over 300 jobs within a brand new Work Hub and in new local shops and cafes. The development will also provide space for a crèche and health centre.

The architecture produced by award winning architects Rolfe Judd seeks to mirror the Enfield vernacular with the use of some taller buildings maximising the public open space. As strong advocates of placemaking and its fundamental role in creating neighbourhood with strong identities, great emphasis has been placed on our Placemaking Strategy for the site to ensure the scheme knits into its environment providing space for the new and existing community to live, work and play. The scheme has also been designed with sustainability in mind with a transport hub providing electric charging points and cycle hire putting the emphasis on sustainable transport, and great care has been placed on delivering a significant amount of high quality public realm.

This new community will be complementary to Enfield Town, to support it but not compete with it, and will link East and West Enfield by providing a highly desirable place to live and work.

Members of the planning committee granted consent to NEAT Developments and BlackRock in September 2020.

Work Hub and Job Creation


The HUB will be the marker into the site, providing co-working, serviced offices, studios, presentation/function spaces, together with breakout lounge, food & beverage space targeted to small and medium-sized enterprises. The development is expected to support over 325 jobs on site once fully operational, together with 155 jobs during construction.

Transport Hub


A new travel hub where people can hire bikes and cars, plan their journeys on public transport and sign up for car clubs and cycling schemes to encourage a shift to more sustainable transport within the borough.
